KITCHENER — House sales in Kitchener and Waterloo set a record in April as buyers continue to jump into the market.
 

The Kitchener-Waterloo Association of Realtors registered 667 sales last month, up from 609 in April 2015. That total is a record for the month of April and 19.3 per cent above the five-year average for the month, the association said.

It’s nowhere near as crazy as Vancouver or Toronto, but London’s real estate market is on a tear not seen since before the 2008 recession. The London and St. Thomas Association of Realtors said 1,068 homes sold in April, a record for the traditionally busy month. That blew past the 1,017 homes sold in April 2010 and was 10.8 per cent higher than the same month last year. Total sales so far in 2016 are up 10.7 per cent.

A city committee Monday approved “minor” changes to a six-storey condo tower proposed for the core area. The city agreed to allow the building, which may rise at Waterloo Street and Central Avenue, to eat up more green space and climb two metres higher, sparking concern from a Wolfe Street neighbour.

The city has reached a settlement with a developer that calls for St. Matthias Anglican Church to be replaced by a five-storey apartment building containing 81 one- and two-bedroom units – not the three- and four-bedroom student housing units that were originally proposed.

“People don’t have to wait for downtown to be revitalized.”
 

With that emphatic statement, Tricar Group executive Adam Carapella confirmed Thursday that Azure, the company’s downtown tower-to-be that will become London’s tallest residential structure, is already 25 per cent sold.
 

Those sales for the 180-unit condominium tower at 505 Talbot St. came in a single day, last Saturday. It’s another sign that downtown has become a residential area of choice.

TORONTO — A record number of homes were sold across the country in March, although the Vancouver and Toronto markets saw sales declines from the previous month, the Canadian Real Estate Association said Friday.

 

March was the first full month for new federal mortgage rules primarily aimed at reducing buyers' appetite for expensive properties in Vancouver and Toronto without dampening interest in other cities, where average prices are lower.
